"New listings have significantly decreased and the increase in inventory is coming..." This is just not true. We are still sitting at less than 1.5 months supply of inventory, we are still seeing multiple offers on homes (particularly homes under $350,000), and demographic-driven demand will continue to outpace supply for the foreseeable future. Can your cash earn you more in other places right now? Sure. But if you're interested in getting into the Kansas City market, I'd do it sooner than later.

Highly recommend local lender Matt Cochran with Fountain Mortgage. He is a straight shooter. As you probably know, rates on an investment property will be higher than rates you would see on your primary residence. On average over the past 6 months:

Blue Springs homes have sold for $300,000 in just 8 days

Lee's Summit homes have sold for $390,000 also in 8 days

Both areas rent well and have strong school districts.

Much of the "big" development happening in KC is being driven by our INCREDIBLE new airport (Northland) and by the stadium development (KC Current and Royals) which is / will bring continued development to the riverfront, downtown, and midtown areas. It's a very exciting time to be a Kansas Citian!

I agree with Steven May! KC is an excellent for cash flow and our economic development outlook is strong.
