Nestled in the heart of Kansas City's desirable Armour Heights neighborhood, this unique property offers two distinct homes on an expansive 17,000+ square foot lot, giving you a rare blend of flexibility and opportunity. The main house, recently remodeled with modern updates, boasts 3 spacious bedrooms and 2 stylishly updated bathrooms. Inside, you’ll appreciate the thoughtful layout, perfect for both everyday living and entertaining. Step out onto the expansive deck, ideal for grilling and gathering with friends, or enjoy your morning coffee on the charming screened-in front porch, a peaceful spot to watch the world go by. This property doesn't stop there—along with the main house, a second home offers 2 bedrooms and 1 bath. Whether you’re looking for extra space for family, a private guest house, or a potential income-generating rental, this additional home opens the door to endless possibilities. House hacking, multi-generational living, or simply expanding your living footprint—it’s all within reach. Two garages provide plenty of room for vehicles, tools, or even that workshop you've always wanted, with one conveniently attached to the main home and a standalone garage adding even more storage and workspace options. With a setup like this, you can live, work, and play all in one place, while still enjoying the potential for additional rental income. This property truly offers a world of possibilities in a prime Kansas City location.

Quote from @Cody M.:

Hello all!

Wanted to start a thread and hopefully gain some insight into folks who have purchased automotive dealership lot/store fronts and leased them out? I've only dealt with residential at this point but am looking into self storage and on my search for commercial I stumbled upon a car dealership property where the owner is moving out of state and motivated to sell the property. Ideally he will be stay there for 10 months and lease the property from the new owner while he gets ready for his move.

Has anybody leased out a car lot before? It is equipped with the following:

- Office

- 2 mechanic bays with lifts

- 1 bay for mobile detailing

 - Car lot for 70 cars

Lot of ideas go through my head but figured i would reach out to the BP community. Maybe renting it out to a dealership and using NNN leases after his 10 month? I haven't made any deals yet in the commercial space yet so any advice would be appreciated.

thank you in advanced

Cody

Hey Cody! One of the guys on my team, Mo, has quite a bit of experience in this space. I'll make sure you two are connected! I know you've been chatting with Gary, too (he filled me in yesterday). Exciting stuff!

Real Estate Agents tend to "got a girl or guy" for just about everything in life. My network in KC frequently asks me who I recommend for __________________. In other words, if you find a great agent in your area, he or she should be able to connect you with just about any resource needed!

Good morning! I am investor and own a real estate practice in KC . We've created an ecosystem of vetted, preferred vendors - from inspectors to property managers to attorneys to contractors. So, when we work with out of state investors that ecosystem becomes their team. I would think that would be the case for most investor-centric real estate practices/agents.

In short, find an excellent investor-centric agent and they should be able to help you quickly stand up a top notch team.

Quote from @Nathan Gesner:

1. Don't count on appreciation, even in a seemingly hot market like Florida. Prices are more likely to drop over the next couple of years, meaning you may see five years with little/no appreciation.

2. Even with 20% down, monthly payment is $2,200. Add taxes and insurance and you're looking at closer to $3,000 a month. That house will rent for less than $3,000 a month so you'll have nothing left to set aside for vacancies, property management, etc.

Learn how to crunch numbers, then work with a professional that can help you understand the true costs of a market.

Nathan - I'm curious to learn more about your position on appreciation and decreasing home values. What do you believe will drive this?

Thanks for being vulnerable and sharing the opportunity you've found in losing a team member. Hang in there, hire slow, fire fast and keep going!
