Not much info, but better then nothing.    I could not find anything online about the Gigafactory affecting home prices in the area.  But, it seems like it could not hurt the area.   I'm I right?  Or do you think it's a foolish move.

With the Tesla factory being built in Sparks NV, it seems like the area is due for some growth. What do you think?

 Thank you for your advice.   I have writing a business plan and will stick to it as much as possible.  

Besides buying the house that a currently live in, I don't have any other RE experience.  I do have a business degree and am currently managing around 60 people for a large retail company.  I have been reading everything on BP and have read a bunch of books from the library.   I also have a friend who owns a hand full of properties out of state, that she rents out.  She is helping me.   I have great credit, but my wife does not work and I don't make a lot of money.  

I understand that buying and holding out of state is a risky move, but I simple can not afford to buy anything locally.   Any advice?

Thank you all for posting.

I want a 2 bed/2 bath single family for under 50K.   I have 15K to invest.  If I get a 50K property then I can put down 10K for the down payment and have 5K for getting it ready to rent/travel expenses ext.   I will get a loan from the bank for the remainder.  I am willing to research/travel to another state.   I want to make at least $300 in cash flow.  obviously I want to get into the best neighborhood that I can, but I realize that it will not be that nice at this price point. At the same time, I don't want to be in the ghetto ether.   I have researched this a lot and feel comfortable with the math, 2% rule, 50 rule ext.  I would love to get some recommendations on how you go about finding good city's/neighborhoods.

I am a new investor looking to find a good area to buy a property.  I live in the Bay Area and can not afford to start here and therefore need to research a good place to start.  

How do you find a good place to invest.

I would love to get a step by step process of how you go about this.

  1. Hi, my name is Josh Violette and i'm just starting my journey in REI. I met someone at work who is a landlord and she has been helping me learn about the business. I found BP online and have learned so much. I love the podcasts. I listen to at least one everyday. I'm currently working as a Retail Manager and want to buy my first property in the next six to twelve months. I have about 15K to invest and am currently researching areas to invest in. I'm looking foreword to learning and sharing with everybody on this site.
