I am also confused why you need a hard money lender. Would you be better off in the long run to get an FHA loan on a different property? I know it's difficult to pass on a good deal, but I encourage you to think long term about what is best. Remember that the deal of the century comes along about once a week (or so I've heard).

@Jeff G.  I am so sorry to hear of your headaches with this situation.  I hope you find some consolation in the fact that you just helped someone to avoid a similar situation by posting this.  I can be frugal to a fault at times, but after reading this I am determined to use licensed professionals even if I have to pay more.  Thank you for posting this.  I hope everything works out well for you.

I am planning to look into a series LLC. I am not sure if this is the same as the SMLLC mentioned above. As I understand it, this is a possible way to have separate protection for each property.

This is something that I will keep in mind.  Thanks for sharing!

I agree that it is not a good idea to use Zestimates as comps.  It is definitely worth the effort to develop a system for evaluating property values for yourself.  I stick with a select market area, and I learn that one area really well before moving to a new area of research.  Then again, I move at a turtle pace.  That might not work for someone who moves at a faster pace.

I think it is important to remember that people have different tastes in color.  A pop of color is great.  Just don't over do the color.  I have seen some houses where the color was overdone.

My husband and I lived in Hutto for 8 years.  We sold our home about three years ago.  It has exploded in population growth over recent years.  We loved the community, and we enjoyed our experience of living there.  The utilities are a bit higher than Austin.  The commute to Austin for work has become more difficult.  There are only a couple of main routes in and out of Hutto if you work in Austin.  We had a TX-tag, and we spent anywhere from $40-$180 on toll charges.  The toll road was beginning to become slightly congested at times as well before we left.
