After 2 months of searching I finally found what I think will be a good deal. In researching hard money lenders they all seem to want to lend to an LLC, not an individual. Any suggestions are welcome and needed quickly!

If you are going in with a friend/partner, you should create an LLC anyways. It takes a day or two and its like $100.
