Currently looking for a contractor to give me an estimate on a foreclosure I am looking at in the Baltimore area. Can anyone recommend a reliable and investor friendly contractor? The main work would be in the unfinished basement and the kitchen. Also open to other upgrades suggested by contractor.

@Russell Brazil In your professional opinion is it better to make an offer first, then if your offer gets accepted have the inspection done? This is my first property and I'm trying to move carefully but quickly. I have looked at over 20 properties in person and about 300 online and this one property meets my needs and numbers. I would like to have more information on the home because I'm not sure if the mold was present when the previous tenants were living there or if this occurred while the property was vacant. But it seems my realtor is not very responsive to my questions so I have been kind of doing all my research alone.

@Russell BrazilThank you for your input. I'm aware that there is going to be some sort of fee that comes along with this. I'm just nervous that if I put in a offer before getting a mold inspection done that I may have underestimated the problem. In your opinion, should I get this mold inspection then make an offer or make the offer first with an educated estimate?

Looking for a reliable mold removal company to come out and give me a quote on how much it would cost to remove the mold in a basement of this foreclosure I am interested in purchasing. The home has been vacant for about 4 months. There is a window in the basement that is broken and I believe this is the cause to the mold problem with all the snow and rain we have been getting in the area. I am not familiar enough with mold to say this is the cause. I'd like to get a quote on how much it would cost to resolve this mold issue so I can figure out if my numbers still work for this property.

Has anyone had a good experience with a mold removal company in the Baltimore area that they would like to refer?

I should also add that I am interested in investing in Charlotte, NC since I have family that lives there.  The market in Charlotte seems to be on the rise and prices are relatively lower compared to areas such as Baltimore. Also, I understand the rent rates are lower compared to Baltimore.

Yes, a lot of houses in the burbs don't have the duplex set up, but depending on the size of the property you might be able to carve out a semi-private unit as some friends did with their childhood home. The family lives on the top floor with 1 or 2 trusted tenants from church, and another tenant has her own space in the basement with her own bathroom and dorm fridge microwave set up. My husband for a time lived in a group house where he had the basement unit with the separate bath and a bar-kitchen.

So if you can't find a duplex consider having a "roommate". A roommate who you don't share a kitchen or bathroom with.

M Marie M. thank you for your speedy response. House hacking sounds like a great alternative to what I am looking to do with my first property. I will look more into this.
