im looking for whatever is going to be good investment :), all my other rentals ive purchased and done rehab and then rented. Out of state since im not going to be there , would need a "team" in place to find/rehab/get renter etc . Thus the "turnkey" seems like a possibility if they work, else finding a "team" to find good properties that have the ROI to make them profitable but not sure on either of those as ive only been doing real estate local to me in AZ (we find them, buy/rehab/rent and run them( no management company)). Thus just looking to see what others are doing

Its been hard to find any good deals locally with proper ROI , been looking since beginning of 2018 and havent found anything worthwhile. Purchased couple of duplexes at end of 2017 but havent been able to find anything with 20% ROI (10-15 net ROI) since. Been looking at some of these "turnkey" companies out of state where the market isnt so over heated as a possibility but dont really have any experience on that , any recommendations on that ? or if anyone has any thoughts or help of something im missing locally, ive got money to invest in more rentals but has to be good deal that generates good passive income. Any thoughts or info is appreciated :)

no, cost would be to great since stupid regulations would require new piping from each unit to sewers etc, + the fees to the city would be way to much money would take 15 years + to break even probably.

ya will be getting plumber to look at it, also checking with city of mesa on getting 2nd meter on each. still finalizing deal etc at this point, havent closed yet so cant really get in and do much

externally there is a shutoff for each unit at the external water bib and each unit has its own water heater, so hoping it can be done. 

no there is only 1 meter for each duplex.  Im asking how/what/cost etc to have 2nd meter installed so each duplex will have 2 meters one for each unit. yes its mesa

Question for everyone, im purchasing couple duplexes in Mesa AZ and each one has single Water meter. It has been paid by the previous owners but just got to look at the bill and its way more then it should be and i would like to get the metering setup so the renters pay their own water and sewer(and thus waste less). Has anyone done this before, who do you contact/work with to get this done? what costs are involved?  they pay separate electric already, each unit has its own water heaters. there is external shutoffs for each unit near the external spigots but a single meter in the back for both. any help/advice is appreciated

anyone else familiar with lenders that will do heloc on rental properties in AZ ?

Anyone know of lenders doing heloc on rental properties in Arizona?  I know WellsFargo apparently does, so will be checking with them some more but the rates seemed high (prime +3ish%). Are there any Credit Unions or other AZ banks anyone has worked with that does loc on investment properties ?  I have 4 rentals and want to get few more but want to use the equity in those to get the new ones.  Thanks for info anyone might have
