Luckily most of the homes that fit my investment criteria are older and typically are raised foundation with solid 3/4" hardwood. My floor guy charges $600 to sand and refinish smaller homes.

I'm a huge fan of floating vinyl, especially the sheet stuff with fiberglass backing. feels great under foot, lays over any subfloor, and is very tough.. If it's badly damaged just pull it out and throw a new piece down.

I've also done the metro express plank glue down vinyl planks. Looks a little nicer than the floating stuff, but is also a bit more expensive. about 1.40 per sq ft iirc.

Land cost can also play a important factor. Higher density complexes will be more capable of distributing the land cost across more units vs duplexes or sfr.

I still don't like the fact that apartment complexes are able to be replicated relatively easy by anyone who is capable of putting together large amounts of capitol.

In this economy there are lots of people who are looking for 5-8% ROI. Hopefully it won't lead to a overbuilt apartment inventory and a saturated rental market. That's my only concern with Multi

UPDATE!!

New site is already on the first page of google for our target keyword!! Also on page 2 for a variety of seconsaryl keywords.

We are still at the bottom of page 1. Hopefully we can continue our ascent to the money spots up top. I'm just psyched that we are already on page 1 in under 3 months.

Our previous site never got past page 3 in 4 stinkin years !!! .

Varies pretty wildly depending on who's doing it. I just had a 1000 sq ft 2br house painted. Took a couple days to prep. Day to trim paint, day to 1st coat and another day to 2nd coat.
I was shocked how fast he was able to roll the walls.

This was with a professional doing it. Would have taken me 2-3 weeks and would still look like garbage.

How much did it cost to add the washer dryer to the closet? I'm debating doing that to one of my rentals right now.

$1,032 a year is still a decent return on a $0 investment lol... Just hang in there and over time you will have equity buildup and hopefully the housing market will pick back up.

Small parcels 1 acre and under typically cost $500-600. The cost really doesn't vary much up to about 5 acres at which point it gets more expensive.

Just seeing if some of the experienced BP members who manage SFR rentals could walk me through their process of advertising, showing, screening, and selecting rental applicants.

I'm just finishing the rehab on my new rental, and unfourtnately my other SFR tenant is having to move earlier than planned.

Now I'm stuck renting 2 homes in November which is kinda the slow season from what I gather.

I don't see any possible scenario where the duplex could bring that much more cash flow compared to the SFR.

SFR tends to bring 40-50% more per door when compared to duplexes. i.e. a duplex might bring 600 per door and a sfr would bring 1,000-1,200. The duplex still cash flows better, but not 500% better.

I favor SFR because they seem to be easier to rent, attract more stable tenants, and have more exit strategies.
