Hi, I am working on a Real Estate Contract deal but i dont have a contract. Does anyone know where i can get a Real Estate Contract that will be valid in Las Cruces New Mexico? Or know where I can get one?

Thanks!

An attorney can provide that to you. I am not an attorney but always recommend every contract should be reviewed by one, as the day it bites you, you will wish you had the attorney review it.

 Thanks for the reply!

This is not a diy thing.  If you get this wrong there are huge consequences.

An escrow company can usually recommend an attorney.

If they can't recommend one, reach out and I have a few options for you.

Thanks! I appreciate it. Im actually not sure if a real estate contract is what i need. Ill explain the deal really quick. I am taking over mortgage payments and when its paid off they will sign it over to me. I will be putting a tenant in it. Is a real estate contract what i would need for this??

Dang, that's weird I wonder if I'm searching wrong. What parameters did you use to search? Just the address?

Thanks for the response! Sorry about that. Forgot to add my location. I am in Las Cruces, New Mexico. Yes, there is where i searched before at my county assesors website but the website does not seem to work very well. I rarely find any tax info when i search. The website is http://assessor.donaanacounty....

As for the insurance, Yes those are all important factors to consider. Typically that is what i do is call a local insurance agent, i was just wondering if there was a website to find decently accurate info to do quick and dirty numbers.

Hi there, I am wanting to do a brrrr deal and i am seeing some people on here saying that you cannot use a conventional loan and a private loan at the same time. I thought that is how the brrrr strategy worked? My understanding is you initially purchase the property with private money along with potential repairs, rehab it, rent it out, and then take out a conventional loan to pay back the private money and get monies to do the process again. Is this correct? Thanks in advance!

Hey guys, Does anyone have a good suggestion on a website that will give a good estimate on insurance cost and/or property taxes? I know for taxes i should be using my local assessors website but whenever i search the site there is no results found. Also, on zillow for some properties, the tax info isnt there either.

Any help would be great! Thanks!
