@Cathy Seraphin Hey Cathy, I'm a licensed GC, flipper, consultant and Realtor. If you want to wholesale, I'd be happy to connect. I'm looking for people who are willing to find me deals. Basically, you send me the deal, I let you know what I'd pay and you negotiate with the seller a lower number, keeping the difference. I'm also open to novation or assignment agreements.

Give more details about the location of the home and folks here can help give you occupancy/vacancy rates they are experiencing. Other than cleaning fees, you should make sure you factor in higher insurance rates that cover STRs, utilities, internet, consumables (toilet paper, soap, etc), landscaping, snow removal, linen replacement.

Newbie here. I have an opportunity to acquire a mountain home through a subto agreement. It would be a great AirBnb investment but my issue is that I'm having problems running the numbers. What tools or formulas are you guys using to calculate vacancy on short term rentals? Anything else, other than cleaning fees, that I should consider that affect short term rentals on top of what a regular rental requires? I'm trying to put together a budget. Thanks

What's up everybody? My name is Vince and I'm in NC. I'm a licensed GC, homebuilder and Realtor, and also have access to other homebuilders, a light developer (think no more than 15 lots), possibly some capital and pretty much any "boots on the ground" needed to do a construction deal. Looking for lots, some land or a tear down deal. Can touch pretty much anything between East of Greensboro to West of Goldsboro. Reach out if I could give you a hand!
