@John Underwood That is how they build business and scale it fast without ownership. But other than that, how do we to really scale busniess?

@Ken Boone That is not the point I think, if you really want to scale the business, 10% downpayment is not the way to do. Finally you need to finance at 15% or 20%, you need good return to scale, that is my logic.

@John Craven The 8% cash return assume investment can net 50% of gross, which is not always the case. If he only net 30~40% of gross, cash return will be way much lower, even use leverage, the return is not so great as what I am expected.

@Paul Cox Nothing wrong for this investment, what I and @Account Closed discussed is that right now the price seems to be too high and the return is not so exciting as our expected.

@Jordan Berry Thanks for that, that is what I thought, so cap rate for laundromats is around 20%? NOI is the key for all the business, but how about the land value for laundromats, anyway we can add value for that part as well?

@Marvin Herman Thanks for all the details, when I said regulation risk, I mainly refer to the STR law (many metros banned the STR now or near future), do you think Branson have this level of risk?
