Selling your current home on terms could be worth exploring. This might not fit your goals but something to have in your pocket... 

Say you sell your current house on contract for 650,000. 

15% down should net you roughly 65k 

offer a 5.5% Rate The P&I payment is roughly 3100. 

I'm not sure what your P&I is right now, but I'm guessing it's 1700-1900 per month So you should cash flow 1200-1500 per month on the "note"

2400 Sqft townhouse in Millcreek 4 bed, 4 bath.  550,000 40k down, 5% for 5 years. Not currently listed, however the seller does have a listing agent. Let me know if you're interested.

 Yes, Seller Financing is available everywhere. That said, I'm not aware of each states rules when it comes to how the deal is structured. Generally speaking it's not regulated because it's an agreement between two private individuals. Biggest thing is to make sure the agent and title company are competent in Seller Financing, I personally close my Seller Financing deals with a title company who has a real estate attorney on staff.

As close to the ski resorts as you can get. Park City is tough because it's just so expensive, but if you can find a deal it's great. There is an area behind Park City near Deer Valley's new 4300 acre expansion. "Mayflower" I believe there is still opportunity there. I also think Ogden is about to see a good influx, there are a few ski resort and the city is getting better and better... (it has been a little dingy for a long time) I also like East Sandy near Little Cottonwood Canyon. This is where I live. In the next several years they will be putting in a new Gondola which will start at the base of the canyon and drop off at snowbird and Alta. Here are a few links

I could be biased however, I like Utah. Strong economy beautiful scenery, and we just received the Olympics for 2034.... Utah is a sure bet on equity build, not so much cash flow however.

I'm not sure what the market rents are for the area. I'm wondering if you can get a loan to pay off the 400k balloon, then see if the seller would carry the rest? Just depends on the income...

NO! That's one of the most basic of expectations. We do much more then that, but if we aren't even doing that... YIKES! No wonder folks are wondering if we are valuable...
