The steps mentioned will take a long time. Migrant visa, starting a business, identifying a property etc all take time. Plus 50k is not a lot of start up capital and you will have no credit history in the USA. Best to partner with an established person that you already know who is active in the USA.

Yes your husband should be a member. Both of you should be 50% contributors The document only needs to be dated and signed and kept for your records.

It depends on your timeline. A business partner can help with obtaining the heloc asap. And I am not talking about a "credit" convenience partner but a true partner in the buy and hold and lease business. I also think the lenders want 2 or 3 years of tax returns so that would be an ongoing stumbling block. Send me a message if you go the partner route.
