@Maria Merkulova given the recent COVID-19 concerns about social distancing, we have avoided hotel/bed and breakfast purchases this year and opted to buy large single homes with land and ‘pimped’ our amenities to make it fun enough to stay on site (eg home theatre, game rooms, pool, spa, etc.). This strategy of course is more or less appropriate depending on the market. We’ve reasoned that if people continue to need to hunker down, we want to offer isolation in style.

@Michael Leeson GREAT question! Thank you for bringing this to this platform. We are just starting out, but are designing our rental agreements as Lease-Purchase contracts, with terms that give renter-buyers time and resources to build credit. Anyone else doing this kind of investing?

@Brian Gerlach as a family scientist (real estate is my side hustle) I must correct you on this. While marriage rates in the AA community are lower than other communities, paternal involvement in the lives of AA children equals (and in some studies exceeds) other races. Scholars of family dynamics have come away from the tired rhetoric of just living in the house is enough. Children need INVOLVED parents, not necessarily residential parents, as they are one and the same. I'm happy to share emperical research if you're really interested in the plight of Black Families.

Doing well in Lake George NY also. Have not lost one booking. We are getting a lot of spontaneous bookers as the situation shifts. We think people are stir crazy and looking to get out of the city ASAP.
