Hello, 

My tenant is requesting if he can adopt a rescue dog. What are some of the things that i should consider before making a decision. He has been a good tenant. I am just concerned that the dog could damage the property and I will have to deal with fixing things up. Should i ask for a deposit ? Increase the rent ? What is the typical recommendation ?

@Ben Einspahr Does it matter if house is under a LLC ? I don't have one , but later on if I open one, I don't want to redo account creation. Thanks !

Hello, 

I am new investor and have a rental. I was advised to open a business checking account for my rental. My question is why do a business account ? Why not an everyday account ? From brief research, i see business accounts have more restrictions and may have cost to it. Also, is their a bank that is better than others for this or it doesn't matter ?

Post: TPT Tax- Self managing rental

Hello,

I am planning to self-manage my property in chandler. I learned that I need to pay TPT tax to the city. Can somebody provide me input on how to do that. Do i need to get a license to do it ? The city's website is not clear on it so I could use some pointers. Any other taxes/legal things that i need to take care of. here's what I am planning to do:

1. Set up checking account for the rental check. Pay mortgage through the security deposit.

2. Open a savings account and move the security deposit into that.

3. Pay house expenses through the checking account.

4. Pay TPT tax. 

I am missing something ?

 Is it reported as ordinary income ? Also do you need to pay property taxes if you are managing it yourself ?
