I've contacted Senna House Buyers, found them digging through BP's forums. Sam Craven's been featured on a few BP podcasts. Havent bought a property through with them yet but have had a great experience so far. Would def recommend meeting with them for a consultation.

@Jordan Dupuis It was a bit pitchy, not something I was looking for at the moment. However, I really liked the JetLending event. It was fun, informative, and I found it easier to socialize and network. I would definitely recommend attending JetLending's monthly event.

Something to keep in mind too, the city recently finished a light rail that runs along the backside of UH (Scott St.) that cuts through to EaDo and basically in the heart of third ward.

Down along Elgin & 59/288 the city should be wrapping up a $30 million rehab project for emancipation park this month. Think discovery green/buffalo bayou quality.

Most of the property in the areas as of late seem to be new townhomes/condos/apartments in EaDo and some newer townhomes/condos along 59/288 & Elgin.

As far as rent goes, I know UH has invested quite a lot to get students to live on campus. They've built quite a number of new housing within walking distance as well as upgraded older dorms. These rates are found on UH's website and ranges from $3000/semester and up.

@Jesal Shah I played around with some of your numbers, for instance, keeping everything the same and having rent at 1200 (1% rule, check) but also reducing annual expenses to 4000 (333/mo) you can achieve positive cash flow, roughly 3% COCR. I dont think these are unrealistic numbers, perhaps not for this property but I'm sure you'll find a deal that makes sense.

I think Fred makes a good point, you would be hard pressed to find tenants willing to rent >$2000 a month. Have you checked comps in your neighborhood? Perhaps make minor renovations to your home and sell it to make a little extra off the top?
