Post: LLC or not?

Hi Everyone,

I am currently lost on what next steps I should take next. I currently own two properties out of state and wondering if I should create an LLC or not? If I do, how would I get this done? I know the LLC needs to be filed in the state that it does business.

If I were to create a LLC should I transfer the properties under the company name? If so , how do I go about doing that?

Hi Everyone , 

I was thinking about becoming an appraiser here in California. But after doing some research, it looks like I need to do 2k hours of training. But I would need to work under someone which I have no problem doing. My concern is being able to find a company or anyone to help me do this. 

Would appreciate your help on any advice or could help me connect with someone.

Hi Everyone,

I was thinking of getting working towards getting my real estate license here in California. I wanted to get your opinion on if it getting the license is worth it . I know there are pros and cons. If I get my real estate license would the best option to work for a broker? However, I would like to build connections and eventually start here in California. But being how expensive it is here do you guys think it’s achievable to get into real estate?

Hi Everyone, 

I just wanted to get some advice on how I could leverage the current properties I have to acquire more real estate. 

I currently own two single family properties in Milwaukee. I’ve had one property for little over a year and bought it for 85k. I currently owe 71k on the property. But just recently the city of Milwaukee did an annual assessment of that property and went up 30k in value. 

The second property I just bought most recently in February for 81k but owe 64k on that property. I am currently renovating the property. I repaired some interior work costing me about 7k and the roof which is about 18k. 

Any advice on how I could use both of these properties or one to help me acquire more properties? Looking forward to hear your feedback. 

Hello Everyone,
I just wanted to reach out and get some of your opinions and tips and tricks in regards to lenders. I want to start the process of purchasing a new rental property out of state, but I only have 20k to play with as of right now.

Considering the facts that I do not make a lot of money annually and my being younger, the lenders that I have talked to do not want to work with me. Would anyone here know of any lenders that would be willing to work with me? If not, what can I do to show lenders it would be worth their time working with me? Any help would be greatly appreciated! I look forward to hearing from you guys.

I am considering looking at properties in the Milwaukee market. Since I am new to real estate and looking to buy my first property, any advice and tips would be greatly appreciated. I am here to learn about real estate and to join the bigger pockets community. I am interested in investing into rental properties. While I am in my early 20s and do not have much money, I am hoping to start somewhere. I currently live in Southern California which I understand is too expensive for me to even consider buying property in so I am looking into investing out of state. I am unsure of which state markets would be the best to get into, but I did some research and found that the Ohio market might be a good start. While I am still learning and trying to understand real estate I am open to any tips, tricks, and suggestions you may have for someone just starting out.
