hey Stanley just out of curiosity, what kind of legal issues can one run into if things go wrong with foreclosures ?

you bring up a good point I did not see it that way, I have seen classes for 1,000 - 5,000 and that's the kind of money I don't have at the moment. where would you recommend I would be able to find information on wholesale with forclosures I don't know any professionals or investors around my area ?

How can i use owner financing ? Can i use it to whole sale ? For example : can i use the buyers money as a down payment to purchase the sellers house and just send the buyers checks from there because the title is going to be under the buyers name anyway ... Wouldnt i still be able to collect an assignment fee from the buyer ? 

Is this only for rental properties ?

When is it the right time to use this owner finacing ?  I know i have alot of questions im just very curious on how this works and how this benefits everyone. I hear alot and would like to learn more about it

can anyone be able to break it down better for me much appreciated and thank you in advance 

@Bart Charkow no i dont have much knowledge on foreclosures and pre foreclosure property i would like to get more in depth about it but i would like to pick up as much information and knowledge as i can. I do appreciate the information and knowledge your providing because i dont just want to jump into something without knowing what to do.

@Scott Schultz the information your providing me is great info. Before i started anything, even speaking on the phone to people on zillow i talked to a few lawyers, and they said they dont see a problem with whole sale and in the state of wisconsin you can only do up to 5 houses and after those 5 houses then you will need your real estate liscense. I was debating to get a real estate liscense but i didnt want to stay in the real estate game forever, i just wanted to earn some cash quick to move on to other ventures. 

Yea thats what im trying to do approach this the best way i can because i dont want to break any laws i know this has yo do with banks and proably get realtors involved but im trying to find the first steps on how to do this

I understand its a sticky situation but i wamt to have be a 50/50 win on everybody's side.

would like some guidance on  how does it work ?
