Im wish i could say i want but right now i need a decent contractor i had a potential deal under contract but my "partner" /contractor pulled out last minute. Anybody can recommend a contractor i would really appreciated .

Dan Handford hey dan I read your comment I’ve thought about doing that but I don’t know how to go about it could you sent me the info of the va and how you went about it I would appreciated thank you

@John Leavelle plenty of great inside thank you. could you elaborate on the 1% rule. I am now in a w2 job because i now understand the power that the w2 provides for doing the BRRRR strategy since ive done that in the past. one of my partners is a contractor and a great one at that so weve been biding on homes we like on HUBZU and with the cost we save on renovation it really allows us to bid a bit higher then the others. unfortunately we have not won one of the properties but were going to increase the amount of bids we place within in our criteria. Also since youve been so helpful what marketing strategy are you currently employing that have been succesful fro you at finding deals?

@Kim Lisa Taylor That makes sense when I worked for one of the big investment houses they would not allow you to raise money. For right now i talked my partners out of any investors i think its not in the cards for now specially with a impending gigantic market correction thank you for your advice.

@Joseph Bramante thank you but just to be clear... if i had two people who were interested i can use the amount we can come to terms together as long as it makes sense for the both of us lets say 100K between the two without having to jump through any sec hoops?

@John Leavelle I'm interested in multi family 2-4 units but, we have looked at one families that make great sense. In the future we obviously want to go bigger. I would be interested for bownin analyzing the 1 to four units 

@Ram Gonzales they are insisting in being partners because they believe that it will secure their interest. The terms i wrote above are ours we believe their decent and it allows them to get to know our work with great guarantees. even if we have cash capital we always believe in a healthy  leverage and would use a hard money loan.

Thank you that makes great sense just didn't apply to how they were looking at us. i do have a questions is there legal limits to how much capital you can raise and how etc etc?

I dont have a specific deal what i want to understand is the little things investors look for and analyze, if you were to get a deal what are the first things you analyze and what makes it a deal for you . I hope that makes sense.
