Hello everyone, I have a list of houses that sold in my city in the last 6 months. Does any one know of any tools that I can use to map the property's with all their info? I'm doing this to get a better understanding of what houses sell for in what areas. Thanks

Hello everyone, I'm currently going to go check out a couple four plexes. I'm not really sure what I should be looking for when I do my walk through of the properties, so could you guys post what you guys look for when doing a walk through of a property?

Leticia M. Thanks for sharing. And the reason I wanted to use a realtor was to help guide me through my first deal but from the looks of it I will be getting a good real estate attorney instead.

Alan Caceres would you say all the initial due diligence is what you stated in your first paragraph? 20% off seems like a lot it really would be embarrassing to ask that. How often do you get a deal after asking for 20% off? I haven't asked if he would do a partial seller financing, it didn't even occur to me that I could do that. Thanks for your input

Also I'm trying to buy this property using an fha loan. And know I have been approved for 250000. Should I get a realtor even though it's not through the mls?

Hello everyone, I sent out a couple yellow letters to people who own 4 plexes and got some responses. One guy said he would sell his four plex for 250000 that rents for 650 per unit. He said the interior is good and the outside and I told him I was interested and would like to check it out with a home inspector. He replied by saying that he wants me to put it under contract and wants $1,000 in earnest money. Could someone help me out and tell me what my next step should be? Thanks
