Hi investors

Wholesaler in California about to lock up a deal in Beaufort South Carolina, my client wants to sell, but I’m not to sure what’s the market like in South Carolina for land. Hoping to connect with some real estate agents and investor to help with some information.

Things to know

1.) it’s a 2 acre piece of land

2.) no septic or anything on the land

3.) if this goes well he has 20arces he wants to sell

@Joe Bertolino thank you.

Your always providing value Joe I just want to say thank you.

As well are you part of any REI meet up in Sacramento

Hey Sacramento investors, I recently came across a lead that has recently had a death and needs help with lawyers to start the probate process.

Question:

Recommendation for a wholesale friendly probate lawyer

As a wholesaler should I put the seller under contract before moving forward with assisting and helping this seller unburden herself with this unforeseen issue.

Please let me know what you guys and your recommendations

Sacramento!

Going to buy and put up bandit signs this week but I would like to know is that illegal in Sacramento? Do you know if you or someone has been cited for putting them up? I don’t see a lot where I drive for dollars and would like to put mine up. Don’t have a whole of money to go to a attorney just yet but I want to take action.

Normal signs that will say : we buy house with cash:

Any information I can gather about this will be hopeful thank you

@Tim Kunz great job!! Why did the seller want to sell by chance?

I recently came across a property while driving for dollars, and found out it is owned by the city of Sacramento housing authority.

Has anyone ever ran into a similar case and had success. The property is completely vacant duplex and in shambles.

I have done some research that the city will pay ppl to fix up property’s that they own but no where does it say buy property from the housing authority. The city has owned it since 79. Hopefully other bp members have run into this if so please let me know your experience.

Appraisal - Is an estimate of value by a certified (MAI) and dis-interested 3rd party - The appraiser.

Assessment - What govt bases your tax payments on and usually not even close to value,  In OR, your TAV got set in 1990 and can only go up 3% per year with VERY FEW exceptions.

Actual price - What a willing seller and buyer agree to sell for, prob the closest to the true value.  I was going to add knowledgeable, but that would exclude wholesaler deals :)

Thank you this is nice break down simple and short.
