With the absurd price of properties in the US right now and the low supply, it makes sense to me to buy a 1/3 acre of zoned Multi-family lot and build a Duplex.  Is there anyone here who has done this?  How did you finance the project?  How long did it take?

I just bought a house that was owned for 20 years. How should it be converted into a Single Family Rental? What type of carpet/interior-paint would you recommend?  Should existing furnishings (beds/couches/cabinets) be kept/replaced/or house left empty?
