Looking for wisdom from people who have built a Duplex recently..

With the absurd price of properties in the US right now and the low supply, it makes sense to me to buy a 1/3 acre of zoned Multi-family lot and build a Duplex.  Is there anyone here who has done this?  How did you finance the project?  How long did it take?
