@Terre B. that's an idea, but isn't that in lieu of eviction? Plus, they have a sweet deal with rent, especially being locked in for 2 years, so they wouldn't even want to leave...

Hey BP peeps!

The property I want to purchase has one caveat - the previous owner has a lease with a tenant ending in 2020. I believe that the current rent is way too low/not being maximized and I would also like to update the unit. 

What can I do here? Am I able to increase the rent? Do existing lease agreements stay in affect when ownership changes hands?

In Wednesday's webinar, Brandon mentioned that when he makes offers he includes additional things in the price to try to make up the difference between what he needs for a deal vs what was offered. For example, in a single family home, he would offer $200,000 with furniture instead of just the $200,000 on the MLS.

What add on's are there in a duplex? Tenants have the furniture in the one I'm looking at & I'm assuming that's the way with most. Stumped trying to think of other examples in a small multi-fam!

Anyone have any ideas?  Thank you!

Hi BP peeps! I found a multifamily prop that I would like to move forward on. After doing further research, I found the current owner bought it in foreclosure for a steal. It's listed for significantly higher than its appraisal value and when compared to local comps.  Would I be able to work a deal with the agent that has the property listed? Or should I have my own (getting my RE license - be my own)? I just can't imagine one agent being unbiased with such a large price difference. Thank you!
