Hello,

I have been considering investing as an LP with Madison Investing for a few years now, but haven't taken the plunge.  I'd be happy to hear any feedback from anyone that's invested with them - pros and cons.  

I currently own a SFH and small MFH out of state. Both have been a tremendous amount of work to manage as a full time professional and mom of two little ones, even with property managers. Thus, I'm looking for a truly more passive option of investing in RE.

@John Underwood Appreciate your feedback. I definitely have been doing this too. I'm not super savvy on Airbnb yet and I'm running into the problem of seeing rates in different seasons. So I can't get a great estimate of nightly rate over the year.

Hi BP community, Does anyone have any insight on AirDnA and how accurate it's estimates on revenue, nightly rates and occupancy rates are? I have read that it wasn't very accurate several years ago, but now that there is more data available, I'm wondering if it has improved? Basically, can I use their estimates for a ballpark idea when analyzing STR markets?

There is a BP podcast interviewing an investor that is doing this!  I just listened to it this week. BP Real Estate podcast episode 575. He buys class C/D properties in Class B neighborhoods and turns them into Class A properties and rents them to high quality Section 8 tenants.

@Nicholas Gayton Thank you for sharing! I'm a newbie too and have been stuck in analysis paralysis stage. I, too, created a spreadsheet similar to yours but I like yours better. Easier to read and color coded! Again thanks for sharing. By any chance did you consider Kansas city, MO in your search? Decent cash flow with some apprececiation possible
