Hi Martin. That’s a real shame they didn’t work out. I too think that they should just be painted. I personally would do a grey darker than your walls. Of course, we could spend hours talking about what’s wrong with the kitchen. Your lay out is wrong, your base boards don’t match, you hood is missing (I know you said you have one), your hardware is missing (those too) their are smudges on your fridge or any of the other picky comments you have gotten already. But I think you know that! You are, after all, posting about the slight difference in cabinet shades so instead of a total dressing down this is what I would probably do to spend less. Yes paint the cabinets. Yes install the hood and hardware.

As for the side of the stove, I would either put a stainless steal trash can there to break up the black and then put a table in the middle there to serve as an island. Maybe put stools on one side and kind of stage it like that. Just for photos, of course. If there is too much space in front of the sink I’d put command hooks and a small sign or something there to break that up. That’s IF you think these issues are that big a deal. I like staging kitchens b/c it doesn’t require a lot of big pieces to do it. A bowl of apples. Stack of cool books. Vase with wooden spoons and some tea towels and you’re good. But that’s just me.

Okay fair enough Mike M., about everyone's opinion of "solid" being different. My point is, they don't even seem to care about the specifics of the deal before they turn us down. So solid or not... they aren't interested. A comment we have heard a few times was referring to us not having an entity.

My husband and I are looking for funding for our first flip. We want to go the hard money route due to the fact that we don't have a lot of money and experience. The deals we are looking at are not too risky (for real estate, of course). Mostly cosmetic changes with super strong comps. But so far every hard money lenders have not been interested. We have been told that having an LLC would be helpful. We considered getting an LLC before we knew that financing would be difficult, but since we are only flipping at this point, the prevailing opinion on the forums was that as long as you don't intend on doing something fishy, it isn't necessary. So if not an LLC, what will help us get a hard money loan. We have limited funds (enough to put some down yes), no flip experience (subcontracting though), and solid deals. What else do we need?

Hi Bigger Pockets,

In a project I am looking at I would want to open a wall from the kitchen to a huge addition they are calling a mud room. It is a huge waste of space and I am hoping to turn it into a family room and close off the laundry area. Unfortunately, the main electrical panel is next to the current opening. I would want it in the future laundry room about 6 feet away in walls that we would be building. I am aware it is an expense that is not necessary! I'm just looking for a ballpark of numbers. I'm thinking $1,500? Any thoughts?

Hello BP,

I know this is not a question that has a "right" answer but I feel the need to ask it anyway. How far is too far from your town is too far to buy your first project? My husband and I are looking in our area and not had the best luck. I have found other potential flips about an hour and a half away. I am worried that may be too far for our first flip. It doesn't need very much work and my husband (who has construction experience) would do much of it. He seems totally fine with the drive but I wonder how similar situations turned out for some of you? Again, no right or wrong answers here. Yes if I'm willing to drive 4 hours then the answer is 4 hours. I'm just curious what others have done and maybe wished they had done differently.

I am trying to purchase a HUD home. I am not completely familiar with the process but do see that I need an agent who has experience in doing so. Again I am interested in a few in the Richmond area. Any advice about buying from HUD would helpful as well honestly. Seems like a whole different animal than other ways of home purchasing.

Hello all. We are new to the Fredericksburg area and are looking for a single family home to flip. My husband and I both have experience in construction so rough condition doesn’t scare us. We hope to find an agent who doesn’t mind working with investors. (I’ve met a few who’ve resisted it in the past) Any recommendations would be great. Thanks
