Hello,

I'm a new landlord looking for advice. I appreciate it in advance.

I have a multi family house with three units. I have one tenant that likes to be shirtless in the common areas. The other two tenants feel offended by it because they feel it is inappropriate.

The shirtless Tenant is saying that he is not doing nothing wrong nor illegal.

How would you handle this situation as a Landlord?

What if something happens and the insurance company won't cover because they don't allow that specific type of pet in the policy.

I don't see any problem with it if they are paying the bill and as long as the air conditioner is connected to the electric outlet with the correct amperage able to handle the load.

Hi, as mentioned above. Yes the $1000 is needed to submit the offer and the $5000 is needed after they accepted the offer and you complete the attorney review.

In Newark I use attorney Roman Akopian. He's VERY GOOD and affordable.

There are also tons of attorneys here in bigger pockets that can assist you. You can reach out to them.

Hi. Thanks a lot for your response.

The property value is $465k. I have a $250k loan.

My current payment with the pmi is $2130.

Future loan payments with $50k cashed out will be $2650.

I believe in order to make this worthy, I'll have to find another property that can cash flow $800+.
