I'm guilty of being a lurker and have been for several months. When I first came to BP I pretty much just did a lot of reading since I am entirely new to real estate investing. Still, my knowledge is purely book knowledge and I have no real experience so I am always reluctant to pass on anything I learned to someone asking a question. I feel there are a lot of qualified people on here who have more experience and I don't want to come off as a pretender. However, if it's just general advice or simply a ".02 cents" thing then I don't mind.

Little by little I'm sure I'll become more active as I tend to do in any of the forums I visit.

That article mentions that getting a mortgage on a 50K property or less is impossible. Why is that?

I've read a lot of hype surrounding Vegas and the Phoenix areas. A lot of investors are flocking to these areas and competition is supposedly pretty high for great deals.

Like some have mentioned though, there is a possibility for increasing vacancies. With all the new investors there potentially renting out properties, there's going to be a lot of competition for renters as well. You may end up in a price battle and see your cashflow go out the window. Additionally Vegas is one of the national leaders with regards to unemployment at about 15%. This will drive people out of the area and those who stay are going to want lower rents.

I am also considering these markets as a newbie investor because of the lower cost of entry. However, I'm still thinking about it since I'm also a bit risk adverse not having any experience.

Hello everyone! This is my first post here on BP after having lurked for many months. I am a full time software developer looking to get into real estate investing. My goal is a buy and hold strategy via cashflow properties to secure an alternative form of income. I'm hoping that someday these will help supplement an early retirement :wink:. I dream of becoming a full time investor, but we'll see what reality brings.

I'm 27, and married to another software developer. We are currently investing in further education as she begins an MBA program since business seems to be her calling :mrgreen: .

I'm happy to be a part of the community. Feel free to send me cashflow deals and what not in the Inland Empire or surrounding areas. We currently wouldn't mind moving on anything to get this investing ball roling. I'm open to any kind of networking.
