Thanks for the advise guys.

All in all it was a good trip. I did a lot of driving and became familiar with the areas I have in mind. One thing I would recommend to everyone is to talk to as many people as you can. On almost all the properties I went to see, I would drive a couple of blocks around to get a feel for that specific area and I would get off and talk to people who were outside of their homes. I found it very beneficial in figuring out more information about the area and most importantly what areas to stay away from. The only downside to this was the 118 degree weather.

Hello BP,

The opportunity presented itself and I decided to make the drive to Phoenix to prospect investment properties. Given that it was a last minute trip I have not set up a meting with an agent. I'm going to be pulling listings and hitting the pavement today. My goal is to purchase a Multi-Family unit and hold it as a long term investment. If you guys have any recommendations for me I would greatly appreciate it.

I'm in the same boat as you. I live in Los Angeles and I'm currently seeking an investment property out of state for the same reasons you outlined above. As Marco mentioned, Texas is another good alternative. Looking at the Macro picture many of the metropolitan areas in Texas have a much lower unemployment rate than Las Vegas (331).

Hello BP,

I have been doing research on the impact institutional investors are having on property inventories and prices; especially in the Phoenix and Las Vegas Market. The one reoccurring theme on the articles I come across is that they are picking up single-family properties. Has anyone heard of them purchasing Multi-Family properties?
