Thank you , I have been working with regular buyers and sellers I never work with investors before, I am willing to learn whatever I have to learn my goal is to buy properties not in good condition remodel them and sell them. And also buy and hold minimum one property per year. Will spend more time learning meanwhile.

J Scott we don't have much inventory on the MLS right now.

To all season investors, what percentage of properties you invest in you buy from the MLS? What percentage off the market? I am a realtor and have access to MLS. Do I have to start with a marketing campaign to look for properties off the market ? And how about contracts do you guys use CAR forms? I am kind of loss here.
