Excuse my ignorance what is "subject to"? Also you use hard money loans ?  You do flips only or buy and hold ?

Awesome thanks !i will look for those books ! But overall is there a formula you guys use. I mean it's all about numbers. I am sure you study the property, run numbers before you decide if is a good deal or not.
