I have a 2 bedroom in which the tenants just moved out. They were 2 unrelated friends.

Just wondering the best way to handle the deposit refund?

One tenant has provided a forwarding address, the other has not responded to a request for it.

A check for 1/2 of the deposit to the tenant who has provided the forwarding address.

1 check for the full deposit amount with both names on it?

Other?

Hello!

I'm new to this forum but loving it already.

My husband and I are rental property owners in Grand Rapids, MI. We've owned properties since 2001 and LOVE it!

We also have been flipping houses, using a cash investor, since 2008.

In addition to that my husband works in the foreclosure property preservation business and does a small amount of residential remodeling/building (referral only).

Our goal is to own 50+ properties and have that be our primary means of income.
