@jasondobbins thank you for tf he guidance. The wife and I have made our rentomete. We regularly use Craig along with BP Insights and my wife's organic knowledge of the city.

Finally relocating within the next two months and considering hacking a MFH.  I have been analyzing properties and listening to local investors, specifically about sold prices for small multis given the the below average availability of inventory. I have reviewed the state provided data (nhhfa) but it didn't provide useful data beyond 2 bedroom units. Besides contacting multiple property management companies, does anyone know of a resource that has aggregate data for price to rent/average rents by neighborhood that I could use in conjunction with BP Insights data?

@Patrick Froehlich I've finally gotten serious at age 46 (as of this June). I had/still have age-based trepidation but the more I learn and most importantly THEN DO, the "younger" I feel if that makes sense. Congrats on your next step! Oh and listen to the latest Rookie pod. It features an investor who started in the 40s. For me it was one more positive bump in the right direction.

HI @Hai Loc thanks for the response.. his guide referenced "class" for both the area and property. I am asking as part of improving my analysis. I listened to a BP Podcast featuring a wholesaler @lamar cannon where he talked about how he performed analysis during/within in minutes of a prospect call so if anyone had tips on quick mobile analysis including neighborhood/property class, along with other analytical elements I'd appreciate any tips.

Just read @Jay Helms ten point guide and was wondering how to rapidly determine property class so that I can make smarter offers (basically not overpay or low ball to the point of "is this kid serious?" type of disregard). Understandably I haven't seen this type of information on listings.

@Kyle L. Welcome Kyle...Rich Dad...seems to be a general credit course reading for real estate investing. I haven't read it but it's in my queue. What's the biggest takeaway in your opinion?

@Arianne L. Whoah! Congrats. I'm just getting started and the common thread running through the Bigger Pockets podcasts, forum posts, etc. is taking action. I'm dealing with DTI (sounds like some sort of medical condition) currently but I'll keep charging to make a deal happen. Thanks for the update.
