On a multifamily what cap rate would be best to consider?

I recently been told that the best cap rate to consider on a multifamily of 100+ units should be about 7%-8%, with an occupancy rate of 75% to 80% in order to qualify for the best LTV term loan possible?

I know location is important, however, is this a true estimate on cap rate for multifamily units?

Hello BP members! BP Newbie ready to take training wheels off and make my first move in investing. I think the most difficult part to investing is allowing procrastination to overcome your ability to follow your dreams. My dream has always been to become a real estate investor and now I feel ready to take my training wheel off.

Does anyone use any one particualr valuator to determine the value of a property? There a few on the market, however, I would like to use one that is user friendly and gives a realistic snapshot of the properties rehab cost, ARV, and investment value.
