I recently tried NOPsites, found website after doing research and comparing cost, and after finally signing up, I noticed their templates were too basic and didn't give option to include seller uploads and questionnaire.

There customer service response is lackluster, they give an option to submit a ticket but it doesn't go through, leaving you to email support multiple times. Signed up on7/16, sent 3 request so far to cancel...we'll see what happens.

In short, if a site doesn't have an actual number to call and speak to a rep, be leary.

This is sound advice coming from Jason! You definitely do not want to sound like your pitching an idea, rather express an opportunity instead with some sincerity.

I can understand @Corey Dutton point and the point of others. There are two different situations that happen when someone is searching for the "best" loan program and has found a program but gives the assumption that they are "sticking" to it but don't. I have worked on both sides of the fence. Working with a principal who gives you all the reason to think they are "all in" then turns into "slim shaddy" is not cool. Pehaps "shopping" was or is not the right term, I get it. I would like to think of it as "searching/due diligence" for the best rate and term. Not all loan programs are created equal, and not all lenders who say they are legit are.

I can see why the changes are in place, not surprised though.
Squeezes investors out of the loop for going FHA at 3.5% no credit required.

Hi George, Thanks for sharing the info on class of building. I suppose depending on the class - credit tenants versus Sect 8 becomes a matter of decision as well. Here in MA, new property developments require 10% be reserved for affordable housing, this I am sure is all a matter of location.

Brian Feltz Please do tell! How were you able to put the property under contract without the EMD?! Here in MA it is a requirement when an offer is made. I wonder now is there a way to get around the EMD here as well?

Hi Joel, I appreciate your response.

My partner and I are trying to purchase multifamily units and have look at several properties in the TN and TX area. I have heard similar to what you have said and yes, it would depend on several factors.

I think the reason we've been told to stay in the 7-8% range was for qualification purposes. If an investor was all in "skin in the game" it wouldn't matter too much.
