Hi Sarah!
I'm new too and my husband and I are hoping on jumping into our first BRRRR in about a year or so...I noticed in one of the markets we are looking at that a lot of pre-foreclosures have started to pop up. I'm in California so I know the foreclosure process may be different in every state...the process here starts when the owner has defaulted on their mortgage payments for three months. Realtor and Zillow automatically pick these up on their "radar" and post them to view publically. Seeing these makes me a bit nervous that if we buy in that market now, do a rehab, and we have to wait 4-6months to have "seasoned" tenants before applying for the refi it may be problematic to get the appraisal we are targeting.
Just for peace of mind, I would check to see if any pre-foreclosures have started to pop up in that housing market you are eyeing and of course if your are doing work to it double check your estimates on rehab costs. Good luck to you!

Steven, I know that Visalia is a different market than Ventura for sure...a lot more inventory and I think a lot more new construction too. Hello Bigger Pockets Community!! After listening to BP podcasts for the last 3 three months (I thank the quarantine for that) I finally became a member of BP! I am an urban planner and licensed real estate agent. My husband (a civil engineer) and I are preparing for our first deal and hope to grab it in 6mo-1yr. We reside in Thousand Oaks which is in Ventura County (between Santa Barbara and L.A. counties). We both have worked in local government for many years and long for the day when we can both say good bye to cubicle work for good! We know we may have to grab it outside our local area due to the high prices of California so we are studying Bakersfield, Patterson, Visalia, Monterey County which are more affordable markets since we are very familiar with those areas.
As a couple composed of a city planner/R.E. agent and civil engineer we are knowledgeable in the process and requirements for new development (whether it be residential or commercial) and selling/buying real estate. We look forward to meeting and growing with y'all!
