Great information here ! . I’m a newbie and I just finished my second flip , it was a great experience, but for now I’m taking a break from it. I would like to explore other strategies like turn key. However, it seems that I’m missing something , how do you guys get your money out of the deals when appreciation is slow? Do you do 1031?

Tarcisio Mora is right, in my case it was a conservative 75% LTV from my equity . So for example in your case would be 200k - 160k= 40k x 0.75= 30k that you can borrow. In HELOc your house is always your collateral

@Neil Goradia could you explain a little bit more what is an investor focused firm? I just pass my real estate test and I'm interviewing with firms in the area

Hello BP members , Past Friday, I bought a foreclosure home with hard money financing , classic 12% interest with 10% down. The house needs a lot of work and I'm eager to begin to work on it. As this is a HML, I'll be paying $90+ per day. I have been told that is better to begin to work on it after recording which in my county takes three to four weeks, this is $ 2000+ to the HML pocket and an untouched house . How do you sort this type of issue when buying this type of properties ? I would greatly appreciate any help on this matter P.S it seems that it has clear title

Thanks you to all of you fellas for replying, thanks to your contributions newbies like me find the way to avoid trouble . As an update, the property was successfully sold back on April after solving all HOA liens a judgements to my satisfaction. With the help of real estate lawyer that just made some important calls we speed up the process and as many of you said we were only to pay 6 months back of HOA dues . Happy ending here and lots of lessons learned in the process

Hello Community , I would like to begin to work with hard money lenders. However, I don't know where to begin so they take me seriously . Should I contact them every time I find a good deal to get their approval or it is better to find the deal, sign contract and then present the deal to the HML ? I would greatly appreciate any help on this matter

However, after checking the with the title company I discovered that has HOA judgment for 22k and a 4k HOA lien. Will the judgment and lien follow?  I would greatly appreciate any help on this matter !
