I've gone multiple times to keep abreast of regulatory changes, but many people go to not just to learn how syndication works, but also how to vet sponsors and how to be an effective passive partner in these types of projects.   

While some of the presenters are my friends, I receive no compensation for endorsing this event. I will be there as an attendee like everyone else.

You are correct in that a small property in San Pedro has a hard time to have the economies of scale to compete without a good bit of hands on management. But larger properties are running north of 80% year round occupancy right now.  You have to realize, with all of the growth in Belize over the past few years, there has not been a new hotel built in over 14 years, and the actual number of rentable units on the Island has actually decreased over that time.  (this is because many of the units are condos and they are being bought by full time residents and being taken out of the rental pool).  

Well run properties are running well north of 10% cash on cash returns unlevered, that is why we are down there now building.

@William Hamburg when you say saturated what do you mean?  What are you trying to accomplish?

I am currently invested in Belize (Ambergris Caye specifically), please feel free to ask whatever you like, just understand that my experience is there on Ambergris and not on the main land of Belize.

We are heavily invested in Belize on Ambergris Caye, please let me know if there is something specific that you are looking to know about investing there.  I cannot speak as intelligently about mainland Belize as I can about Ambergris, but I study the whole country's economy.

That's why I always say, and easy rule of thumb to get a person started, they can then narrow it down and get the individual nuances if they find a market that they like.  

It's a very big world out there, just trying to narrow it down a bit.

An easy rule of thumb to get you started is that countries whose basis of law is based on British Common law usually do not have restrictions on foreigners owning land.

i.e.

UK, Australia, New Zealand, Hong Kong, British and US virgin Isles, The Caymen Islands, Belize, Canada (excluding Quebec which is Napoleonic law). 

This list is of course not exhaustive, but it gives you a starting point.

Also, if you are self managing a property, you must also account for your time in that management process when counting the expenses.  Many people neglect to do that when making a comparison with a Syndication or other passive investment project.

You won't get 8% cash on cash out of the S&P on an annual basis.
