Hi BP Members,

I have 3 rental properties in WA, FL & GA state. I live in WA state and looking for recommendations of good attorneys to set up the LLC structure.

I'm also confused if I really need to do this because it is expensive.

Open to suggestions.

Hi BP Family,

New to investment and trying LD investment from WA state. Having lived in Jacksonville, FL back in 2016, looking for some insights on the best place to invest in FL rental market. Planning for LTR investment with some cash flow and appreciation. I did some research and see that Sarasota, Jacksonville, Kissimmee, Tampa, St. Augustine to be some good markets to start. I may be wrong and looking for suggestions.

Also, open to other state markets.

My sister lives in Denton and has 17 SFHs and on average her taxes have gone up 15% the past 3 years while she’s only been able to raise her rents about 7% this past year and maybe 5% each of the two years prior.

Granted with the pandemic she did see good appreciation compared to what she was seeing before but I think that is true for many places in the country.
