Hey, all! I'm trying to get myself set up with some analysis tools for MF investments, and I really like the "Value Play" model that Berges has in his "Complete Guide to Buying and Selling Apartments". I understand where he is getting most of his numbers from, except for the bottom area of his model, starting with "Net CFs from Investment - 1 Yr exit" (and everything below).  If somebody could help me understand how he's calculating these numbers, I'd love it!  Spreadsheets don't paste well here, but here is what I'm looking for:

Net CFs From Investment 1yr exit
Net CFs From Investment 3yr exit
Net CFs From Investment 5yr exit
Exit Price Gain on Sale Cap Rate IRR
Estimated Exit Price/Gain on Sale - 1 Yr Annualized IRR - 1 Yr
Estimated Exit Price/Gain on Sale - 3 Yr Annualized IRR - 3 Yr
Estimated Exit Price/Gain on Sale - 5 Yr Annualized IRR - 5 Yr

Reading the Complete Guide right now and loving it. I've begun adapting his value play analysis tool for my use. @Steve Olafson, I'm curious what you do for analysis?  I'm new to buying apartments and love getting advice / input from many sources! Thanks!

 Christian, for investment properties, you want to find something to buy that is under market value, that way you have instant equity in the home when you buy, and you don't need to cross your fingers that it'll appreciate (like everyone was crossing their fingers in 2007...)  So, search hard for a property that's undervalued, and that's how you make your $$.

 Perfect!  Just trying to iron out stuff before I do my first out of state purchase.  Thanks!  Have you done this with Seller Financing?  I'm assuming in that case, my lawyer would be generating the "lender" paperwork for everybody to sign...

So, the title company generates all the closing paperwork, yes?  My one page purchase agreement with the seller is the only contract I have to provide, right?  Thanks again!  I've never bought a property without an agent, so I've got bunches of questions about the process...  ;)
