Congratulations on your first flip!  

I'm trying to find my first flip here in the CLE area (currently east side in all of the "heights"), but I've got to say it's been a bit frustrating. Curious how you found this property, was it on the MLS or was it a FSBO and you market to motivated sellers?

I'm looking forward to hearing about the final sale...

I'm actively looking in your area right now for my first flip. You're right, finding the first one is more difficult than I would have thought.

Just curious, how did you decide on Cleveland Heights?

I used to do business in Mobile Homes (MH), and the first deal I did was sold 2 days after purchasing it. The best way to do this is to put an ad in the paper saying you have a whatever it is you want to sell, will finance or whatever it is you want to do. You put this ad BEFORE you actually look for a home to buy, and gather a list of at least 10 potential buyers. Simply tell them that the house in the ad was sold, but that you'll be expecting another one in inventory soon. There will usually only be about 3 serious buyers in that list of 10, and now you go out and look to purchase a home that meets their criteria which was listed in the ad. I learned it from "Deals on Wheels" by Lonnie Scruggs, and would strongly suggest reading it if you're looking to do this for profit.

Are you looking at MH's on land or in parks?
