@Alex Anderson Yes I have. My only concern is that if I was to present those documents for a seller to have reviewed by their attorney if they would consider them right for the sale. So I just want to make sure that the contracts that I'm using will work no matter what the situation may be.

@Kyle Hipp Yes that is the contract that I'm talking about. It's great that you understand it but I'm just having so much trouble with it. For wholesaling its too complicated. But I want to use a modified version of it to protect myself as much as possible. That's why I'm going to be speaking with a lawyer about that contract soon.

Thanks @Chris Piper . I posted this last week and that is actually my plan. I'm going to be talking to an attorney sometime this week about how to set up my purchase contracts. Also for an understanding of the standard contract that's used in Wisconsin. Thank you so much for your response!

@Alex Anderson I know! I wish I could have made it. I go to school out of town and it wasn't really in the plans for me to head to Milwaukee this weekend. I'll work harder to be there the next time!

I recently got a call from a motivated seller who inherited his uncle's house. If I were to pursue this lead what exactly would be the procedure here in Milwaukee, WI. I've heard about going through probate court and all that. Or is it just the same procedure if it wasn't in probate?

I'm a beginner wholesaler in the Milwaukee area. I took a look at the Wisconsin Agreement to Purchase and it is so convoluted! I wanted to know is this what most wholesalers in the area are using? If there is a different contract that people wholesaling in Wisconsin have been successful with could somebody please direct me to it?
