@Rigo V. I lived in Mount Olive for a few years which is a town near Hopatcong. I never invested there but I'll give you some info about the area. @Peter Tverdov was correct in his last statement about the area the better pockets of the area wouldnt be ideal for rentals. The path of progress isnt going through that area anytime soon as the area isnt located close enough to a major city or hub of any sort, most people commute eastward for work as there arent many high paying jobs in the area.

@Sunny Burns I don't have a contractor recommendation but I'd like to pick your brain on your Garfield property. I'm  interested in purchasing my first property there but I was wondering what's the average renter in Garfield like (age, income, credit worthiness etc)? Is it hard to fill vacancies there? What's the area like to live in (if your doing a househack?

@Alex V.I'm looking for my first house hack in the same are. I have been watching Wallington, Garfield, Carlstdat in addition to Lyndhurst. There are properties there where the numbers work (property taxes are usually less than 10k on a 2 family) in B-C class neighborhoods and you can cashflow. All of these towns are close to route 3 and there is a NJ Transit bus (and possibly a decamp) that gets you into NYC but be cognizant of the fact that some of the area is deemed a flood zone.

@Prem Schoff Welcome to BP! Take a look at Wallington, Rutherford & Cardlstadt too, but be careful a lot of the properties in the area are in flood zones which may or may not be a deal breaker but is a consideration. I'm in a similar situation to you looking to buy my first house hack in December of 2017, and looking for a solid deal that I can cash flow on a two, three or fourplex.
