Hello everyone,

I'm doing my first corporate rental.  Currently working on lease, any recommendations form experience on what to add or not leave out on a furnished home with pool.  lease will be for individual not in company name.

Hello Ryan.

There has not been a significant drop in housing prices across the valley yet if anything prices have gone up just a bit since pre covid. Vegas travel was put to a screaming gault but now has picked back up quite a bit,most casinos are open but some like the mgm park planet holly wood and tropicana are still shut down.  It really depends on what you are trying to do when looking at what part of the valley to invest in and the income and expenses would really depend on the specific property in question. I would say the less of your own money left in a deal the better,however I am a newer investor myself and just bought my first investment property in June so I have a lot to learn yet.  There are many people on this website that can answer better than I can.  Good luck!

Just purchased a property in great location for short term.  There are very few places near the strip zoned for airbnb and the property I have is zoned for it,however it also has to be 665 feet from another airbnb and there is one that it 200ft.  So until their license expires next may I cannot apply for one.  Does anyone know any other way to do this legally?  I know corporate rentals are an option..suggestion??

I have a out of state deal found, everything checks out. Its in a great neighborhood next to good schools and a few blocks from a small downtown area.  The property is a duplex from 1857, I know it needs a roof and cosmetic work on the out side.  I can get the property for around 30,000.00 similar properties fixed up around area are averaging 250,000.00.  I have no Idea if the actual structure,plumbing and electrical are good.  I dont want to wait and miss this deal but would like to get a contractor or two in there to tell me what I need done.  Should I just jump on the deal at this price point and figure the rest out later or get someone to take a look and potentially miss deal?

The agent said that it would be a process to see the property because of tenant not wanting to cooperate.  The property hit the market two days ago.  There's a possibility someone will just jump on this deal before I get to see it.
