Hi, 

I own three properties, one SFR, and 2 small condos.
Now I need to shop for insurance that gives the best support in terms of eviction legal coverage and lost rent coverage because of an event that happened last time in one of the properties. 

Question for the community: Should I buy landlord insurance together for all three properties? (for better discount) or should I shop individually?

Please suggest to me some of the best insurance in terms of Lost Rent Coverage and Eviction Legal coverage (Like Zillow Lost rent coverage or Avail's lost rent coverage)

Hi, I plan to buy a property in Cincinnati. It is a condo priced at $140,000. (980 sq ft) (My mortgage payment comes around $1000 to $1200)
Currently, rents around the area are $1200 to $1500.

If I have to make my property standout and attract huge rents, what are the things that I should look for and improve on the current property?

Paint, LVP (Hardwoord?), Kitchen (new appliance) etc? What is the list and how should I approach it? This is my first time

The apartment is livable and has the bare minimum—carpet, normal closets etc. (Without any need for modifications) and it can rent for $1000

I purchased this property in 2017. This was old. almost 100 years old. The only reason I purchased this back in 2017 was the school district factor. This is one of the best in Ohio.

I purchased my new primary residence in 2021, this was a 12-year-old property.

I'm trying to decide whether to be an investor. I didn't follow any particular trend.

The property was maintained well. I added paint, basement paints cleanup (before the basement was not painted)
So I spent around 7000$ to bring it to a condition where it could be re-rented.

I got a SFR property that has mortgage that I'm paying about $1500 / month. Property price according to zillow 260k, mortgage left to be paid- $140k.
Rent for this previously was $1500. Now trying to rent it out for more and its been in the market since a month.
Its a very older property -1921 built. It's in a very nice school district. 

I also chose a property manager and they listed for a steep rent, it didn't rent out since a month. What are the next steps or advise would you provide?

Now would you advise me to rent it out or sell it off?
Sell it off - because I'm worried if I will ever be able to sell this property considering the market would be down for coming years.

In this neighborhood, all the old houses are being demolished and being built new by companies. Should I follow the trend and probably build a duplex? (I already confirmed the zoning with the city)
I live on my W2, no sustainable income from this property yet. This was my primary residence for 4 years before I moved out to a new house. Now I am in dilemma as to how to best use this property.
