Hi BP family, I found a property listed on the MLS that turned out to be in preforeclosure. I am working with a realtor but was informed about preforecloseure status after I made my initial offer... The seller wants to avoid the upcoming auction next month. I have done an inspection and received the title report. The home owner has an oustanding mortgage as well as several child support judgments listed on the report. Does this mean that I would need to settle those in order to buy the property? I just want to gain a better understanding of the implication of those child support judgments on the sale of the property. I'm kind of upset with my realtor for not telling me about the status of the property before hand I made the offer and now the seller doesn't want to negotiate on the price 😅 Any ideas or advice is greatly appreciated. Thanks for your feed back all. I have been in touch with may lenders in my area and I am familiar with FHA and all the traditional programs here in my community. I know that these are pretty standard across the country.

I would like to get in touch with a broker with a farther reach because I am interested in getting lists of clients in default or pre-foreclosure. I figure a broker working with many different institutions would be a more efficient way to get at the information that I am looking for. Or maybe there is a better way? I would love to know your thoughts.

 I am looking to financing options for my first multifamily property. I would like to find a top notch mortgage broker to work with on financing for residential multifamily properties (1-4 units) in Washington State. I have contacted local brokers and banks but most only have access to a few banks. I would love to work with someone who has a farther reach and see what additional opportunities there are for traditional financing. Any ideas? Thanks for your help.
