I highly appreciate the advice!  I've wondered wether or not I should go to that extent and use a background service to locate the owner and I'm planning on doing so now because there just seems to be no other way to find the owner. Aside from that, you're right. Definitely is a numbers game so here we go!

Tim Chapman thanks, those are all really great areas to start! It doesn't really have a lawn, it's just been dirt this whole time. It's a multi family (two units) 4 bedrooms total, 2 bathrooms total, and I was able to locate the square footage on it as well. It's just been vacant for so long, but I think it has potential. I'll try county first!

Hey all, There's a property I've noticed that would be a great fixer upper! But the problem that I've across seems to be that the property is listed as not for sale/ off market. The windows are boarded up and I can recall it being this way for more than a decade (used to live near the area). If it were fixed up, it would definitely add some value to the surrounding area and it wouldn't be as much of an eye soar. I'm curious to know if anyone has had similar situations, like this one mentioned, that caused the property to be off the market for such a significant amount of time? Can a county website give me some more background info on it? And if you have had similar issues, should I just steer clear? Thank you for the continued help! -Vanessa

Hi all, I'm looking for information on links or websites that I can visit where I can obtain a copy of a basic contract for wholesaling (or even wholetailing). I wanna fully understand how the contract is worded and what it all means exactly. Plus I've noticed some people who get involved in wholesaling form a company to place the contract under their company name instead of their own name. Is that recommended to avoid liabilities or what would be your suggestions? I'm new to this so any helpful advice would be appreciated! Ps, do we need to have an attorney or someone of the legal nature review the contract before we can use it? Thanks! -Vanessa
