Odd comment on a site built off strangers giving each other legal and financial advice.

Do any of you have suggestions when it comes to putting together your business contract on a property you are buying with a partner? Or, if you have a contract you have used in the past, feel free to share it. 

- Have it notarized?

- Is an attorney needed? 

- Language suggestions?

Found an add-on in Google Sheets called Textcast. 50$ a month, 2,500 text, straight from the spreadsheet, can pick a local area code to send from, receives messages back too. I am going to give it a try and see where it goes. Big thanks for everyone's input. 

Thanks @Trevor Ewen and @Maureen McCann for the recommendations. I will look into both of these. So far I have found a few through Google Sheets add-ons that have some potential too. Hoping to drum up some off market deals. 

Does/has anyone used any add-ons for Excel or Google Sheets that allow you to send text messages out from the spreadsheets? I am working with a couple spreadsheets I have received through open records request with local municipalities. One city in my area will share phone numbers too (gold). The last report I received had 1,800 phone numbers. I know it can be done and I am researching a few options. However I wanted to see if anyone here has any input.  

The goal is to put together a couple sentence script, that populates certain information from cells within the spreadsheet.

@Sean McDonnell thanks for the input. 600$ a year wouldn’t be a problem. Got some more phone calls to make. Trying to run down an elevation certificate from the city or previous owner so I can get a quote.

First time post here.

I found 3/2 1,700 sqft foreclosure. Asking price is 60k. Comps are 95-100k in the area. House is in good shape and needs a roof and interior paint. I was moving along and preparing my bid when I discovered it is in the Flood Zone (100 year). I am getting pricing for insurance and researching the area (talking to neighbors and the city) about any previous flooding in the area. The neighborhood was built in 1969 and there are no signs of any issues. What else should I consider? Should this impact my bid? Is buying in a flood zone a immediate no go? Any input is appreciated.
