Hey Eric,  Thanks for taking the time to share with the rest of us. Wish you the best. My first ever direct mail campaign (total of 1100 pieces) was sent out last week. It was for Out of state absentee owners. I used acqua blue envelops with some eye catching postage. I had some handwritten but then the majority of those were printed out using the Tabitha font and the print came out really good. It is now just waiting and hear that phone ring. I had planned on multiple touchpoints already so would not be disheartened if nothing came thru in the first round of mailing.

If you are in the Salisbury, MD area and have used a property management company to manage your rentals and have been pleased with their service, kindly let me know. I have a house that I plan to make it a rental and looking for a property management company.

 I have looked up a few on the web and yellow pages and plan to call them tomorrow.

Any pointers are appreciated.

I am currently working on a rehab in a low to medium income neighborhood in Salisbury, MD. 

The rents are in the vicinity of $700 to $800/Month. I plan to make it a Rental. 

Could somebody suggest where I could find reasonably priced Kitchen Appliances & Washer and Dryer? I want to keep the expenses low but at the sometime worry about using used or second hand appliances, since not sure when they will give away. 

In the kitchen, I am looking for a Microwave Oven, Electric cooktop, fridge. 

I am also looking for a washer & dryer.

Your suggestions/recommendations are very much appreciated. Thanks!!

Hello BP -  I am currently working on a house in a rough neighborhood that needs some repairs. The plan is to turn it into a Rental. There are materials and tools inside the house and I want to make sure the investment is protected. I did a look up on the keyword "security systems" on BP and noticed several threads. In reading through the threads, the one security system that stood out was Simplisafe because of it's ease of use and no contract. If you are using Simplisafe as a security system for your flips/rentals, please let me know how it is working out for you. I would like to install it and use it until the house is rented out. If the renter wants to keep it, even better. 

Should there be other suggestions on a security system, pls free to chime in. 

Hey Charles, thanks for responding to my post. I currently have an Oakland MD property for sale which I picked up at a Tax Sale in Garrett County. If there are investors interested in the Oakland area, I would like to work with them to get the property sold.
