we're looking at a property and the agent sent us an "exclusive buyer agency agreement" that forces us to work exclusively with her for the period of one year.  We've not had to agree to such a thing on previous investments.  Is this SOP?

Looking at MHP #2 (14 lots - none are POHs) -- it comes with a small 2BR house (this is park-owned) that we'd like to sell off after we buy the park. Is this realistic? Difficult? Things to include in our due diligence?  Thanks All!

John - this is so helpful!  Thanks.  Former NY'ers here are getting used to everything NOT being within walking distance.  We specialize in these smaller parks and this would be our first longer distance deal.  Thanks so much for the input!!

Looking at a park 3 hours away but most tenants pay cash. Looking for ways around this as current manager (lives on-site and collects rents) doesn't want to stay with the park.  I found Paylease which could be an option but wondered if y'all had other thoughts.  Thanks!
